English farmland values rose by 3% in the fourth quarter of 2009 taking annual growth to 6.8%, according to the latest results of the Knight Frank Farmland Index.

Farmland prices increased by 164% during the last decade, compared with growth of 37% for prime country houses, 113% for prime residential property in Central London and a 22% drop in the value of the FTSE 100 share index.

The amount of farmland publicly advertised for sale in 2009 fell by almost 30% and this shortage of supply is helping to push up values as demand remains buoyant.

RICS Rural Land Market Survey H2 2009

The latest RICS Rural Land Market Survey reports that exceptionally low supply and rising demand for farmland has boosted land prices and expectations. In the North West land prices increased by 9% on average in the second half of 2009.

The consensus amongst surveyors is that a very thin market is likely to persist during 2010 and this in turn is expected to drive farmland prices even higher. Furthermore, with interest rates expected to remain low for the foreseeable period, there is increasing interest in farmland from non-commercial buyers seeking higher returns on alternative assets.

Housing Need

According to the Stockport Council’s Housing Need Study published in September 2008, there is a significant need and shortfall of affordable housing in the Borough.

It reports that after allowing for existing stock, there will be a total annual affordable housing shortfall of 519 units.

Based on the average supply of 50 units over the last two years, the level of annual shortfall is over 10 times the number of units built, resulting in growing levels of unmet need each year.

Land supply is crucial to the provision of housing. There are currently competing demands from both the housing and economic development sectors which is putting pressure on the green belt.
