Land Prices

Pasture land values in the region are 12% higher than the England & Wales average and some of the highest in the country.

The supply of farmland to the market last year was down 16% compared to the previous year, and down 8% compared to the 10-year average. Demand for land remains robust – especially from investors looking for more than a ‘safe’ investment in uncertain times – and this together with the diminishing supply, may help strengthen land values.

RICS Rural Land Market Survey

The latest RICS Rural Land Market Survey reports that land prices increased by 12% over the past year as the growth in demand for farmland continues to outstrip that of supply.

A significant revival in ‘lifestyle’ demand for land is pushing up land prices and supporting expectations for further increases over the course of the next twelve months.

An independent Affordable Housing Viability Assessment issued by the London Borough of Bromley reports that the Council’s policies should encourage development through increasing the supply of land brought forward for residential development.

It states that any policy must balance increasing the delivery of affordable housing with maintaining sufficient incentive for landowners to release land – allowing developers to promote and bring forward schemes.
